Affordable Apartments in Denver's Berkley Neighborhood
Baker School Apartments is an affordable, income-restricted apartment community in the Berkley neighborhood of Denver, Colorado. All of our homes are income-restricted. This keeps rent lower than at most apartments in the area. We offer homes at four income levels: 30%, 40%, 50%, and 60% AMI. That means more households have a chance to qualify here. What “income-restricted” means?
Income-restricted apartments have rent limits set by housing programs. These homes are for households that earn under a set amount each year.
AMI stands for Area Median Income. Each of our homes is set at one of four levels: 30%, 40%, 50%, or 60% of AMI. A lower percent means a lower income limit and a lower rent.
One note: our community is in Denver, but our income limits come from Adams County. That is how our housing program is set up. The tables below show the correct limits for our homes.
Your household income is the money earned by everyone who will live in the home, added together, before taxes. If that total is at or under the limit for your household size, you may qualify.
2026 Income Limits (Minimum and Maximum)
There are two income rules. Your household income must be under the maximum in the tables below, and it must also meet a minimum.
Minimum income: your household must earn at least 2 times the monthly rent to qualify.
For the maximum, count everyone who will live in the home, including children. Then find your household size below. If your total income is at or under the amount shown, you may qualify for a home at that level.
How to apply
1. Send your application. Apply online here or visit our leasing office at 3555 W 64th Ave, Denver. After we review your application, we will send you a list of documents to bring.
2. Gather your documents. Having these ready makes approval go faster:
A photo ID for every adult who will live in the home
Your last 4 pay stubs in a row
Proof of any other income — like Social Security, disability, retirement, child support, self-employment, or unemployment
Social Security numbers for everyone in the household
A signed form that lets us check your rental history for the last 3 years
3. Final review. Our team reviews your file. Then our Compliance Auditor gives the final okay. If your file is complete, this usually takes about 2 business days. If anything is missing, we will tell you right away so you can fix it..
